 7. SERENDIPITY WALK

        Living along a busy highway and not inside a subdivision or village is something you can very much enjoy because of its practicality. You just have to go outside your house's gate and you will be able to see what you need or the services you may want 24 hours a day 7 days a week. However, looking outside and taking a short walk along Quirino Highway corner Tandang Sora Ave in Quezon City, there are still some business opportunities I've seen even if there's an SM Hypermarket nearby. Some of them are listed below:

        a. A Good Old Bakery / Bakeshop - for hot pandesal in the morning
        b. Barbershop - Salons are for the girls,,, :)
        c. Massage Clinic - to unwind and relax
        d. Franchise of other popular fast food restaurants specially Mc Donalds and KFC
        e. Laundry Shop
        f.  Gererika or The Generics Drugstore (only Mercury Drug is available)

1. NEW ATTITUDE / PARADIGM

        Thinking of something that I have been used to doing and is willing to change for the better is my habit and thinking of the purpose of Credit Cards. Honestly, credit cards are very practical in case of emergencies of not having cash and ATM machines are not readily available, and specially when you are travelling from different places here and abroad. Unfortunately, I have overused the credit cards issued to me by local banks, though I am not in bad debts and able to pay my total amount dues on time, still I consider this habit inappropriate because of the following reasons I will enumerate below.

        First, I have been used to buying stuffs that I do not need and just want. I have become an impulsive buyer that I always buy something that easily catches my attention without thinking the reason or the need behind it.

        Second, I have tend to buy things more than my monthly salary can afford because of their installment promos plus the buy now pay later options. I have even budgeted my future earnings instead of what I currently have. The saying that goes something like, "don't count the chicks until the eggs are hatched" was very much neglected. I have even thought of buying stuffs even before I received my hard earned money. I ended up working long hours just to earn the needed amount to payoff my credit card bills.

        Lastly, I allowed my friends to use my credit card and forget the first rule that this is supposed to be for personal use only. I ended up paying for their bills to meet the due date because they tend to pay late even if I remind them on time. One of my very big mistakes which I will definitely change for the better.

        Now, I would like to ensure that my credit card privileges provided by local banks because of my good track record and good credit standing will be used responsibly. I will use it only when needed and in case of emergency. Use it only to buy the things that i need and not those that I only want. Will prevent myself from being an impulsive buyer. Use credit cards for travels here and abroad for safety purposes only.(lost of wallet while in transit etc.) Most probably, I will only lend my credit card privilege to close friends who have good track records and were able to pay on time without me reminding him/her and only for emergency purposes. Finally, I will practice the saying I mentioned above: "Count the chicks only until the eggs are hatched" to prevent overspending. As the saying goes, "don't bite more than you can chew". 3

NU6 by JS, Serendipity Walk

Driving along Metro Manila, one cannot help but notice how much denser the city's landscape is compared to several years ago. More and more buildings have risen and so much more condominiums (condos) are being constructed within the vast expanse of the metropolis. More interesting and perhaps quite startling to note is the increasing number of condominium projects being worked at even in countryside areas like Tagaytay. This makes me wonder, is the Philippines slowly moving along the path of other Asian neighbors like Hong Kong and Singapore where space is more and more a priced commodity. Is the country really becoming so urbanized that the shift from single detached homes to building communities has become more prevalent.

Focusing on condominiums and its residents in the city, what has become apparent is the presence of nearby convenience stores, laundry services and water refilling stations in the area. Sari-sari stores, newspaper boys on bikes, taho and balot vendors do not form part of the usual scene in these types of neighborhoods. This shift in living preference leads one to become cognizant of the ways in which this will have an impact on the wants and needs of condominium dwellers.

Given the lifestyle of this market and the space constraints of living in a condo, the following are business ideas that one can venture into:

  1. Car wash services
Unlike in other types of residential areas where a garage or the street is available to wash one's vehicle, parking areas in condominiums are not as designed for this purpose. A possible option would be for the residents to go to a nearby mall to have their cars washed but that would entail time, effort and parking fees to get the job done. An idea is to establish a car wash service that a customer can book for appointments, something like a dial a car wash type of service. In this way, customers can avail of the service without having to leave their homes. The car wash business can also leverage on a number of locations (condos and even nearby villages) to cater to as opposed to having to station ones resources in a fixed location like the mall and not have them fully utilized.

  1. Food delivery and catering
As most people are on the go, they may not have the time to prepare delicious home cooked meals. The others who do with the little time they have left often end up preparing instant meals that they have grown tired off. Others, who don't, end up buying from fast foods. An idea is to establish a food delivery and catering business that can prepare different kinds of dishes that people can call and order from. Customers can select from several week menu plan options and have their meals prepared for them for the entire week and delivered to their door step. Customers can also select from an ala carte menu. This ala carte menu will have different serving size options and can come in ready to heat containers or party serving platters.

  1. Pet care and grooming center
One of the challenges of living in a condo is to maintaining and taking care of a pet given the tight space and the noise level that has to be observed. A business idea is to put up a pet care and grooming center, that say dog lovers can leave their pets in when they have to leave for work or attend to other personal errands. The pet care center will see to it that the pets are well taken cared of and looked out for. This includes bathing, feeding and walking the pets as appropriate. In certain cases, where there are restrictions in certain condos from owners having pets, the pet care center can be seen as a second home/kennel for these pets and their owners can visit them there anytime.

  1. Housekeeping and maintenance
Cleaning services, handyman requirements, electrical and plumbing needs remain to be necessities in maintaining ones home. The idea is to establish a pool of well-trained housekeeping and cleaning personnel, handymen, electricians and plumbers and deploy these personnel to the homes of its clientele. Customers can contact a hotline to advise of their needs and advise of their preferred schedule for the service.

These are just a few ideas that may be appropriate for condominium occupants. There are definitely several more prospects and options available. What is certain is that as living preferences change so do peoples lifestyle and choices. This then opens opportunities for creativity, innovation and foresight to be able to respond to these changing needs and preferences. 3.0

NU6 of JC, Serendipity Walk at Pasong Tamo

I love to walk and take long road trips.  I love it because it gives me time to reflect and observe.  Being an introvert person, this serendipity walk feels very normal to me.

I walked along Pasong Tamo Street in Makati and observed things around me.  Unlike my usual walks, this walk required that I take note of business opportunities that I can think of given the things that I see.  It was drizzling that day and so most of the opportunities I have written are related to rain.

Here I the opportunities that I thought of:

1.  Offer an Order-Your-Grocery -Through-Phone service and delivery in Shopwise Makati.  Pattern in to Robinson's and Rustan's Supermarket.
2.  Open a Fine Dining Resto along Pasong Tamo.
3.  Rent out a parking space. if possible, a FLOOD-FREE parking space and charge premium!
4.  Open a house cleaning agency.
5.  Open a Do-it-Yourself laundry service.
6.  Open a 24/7 study center.
7.  Construct and lease out Billboards along Pasong Tamo.  There's none currently.
8.  Open a 24/7 coffee shop with wifi. Only McDo offers it now but they dont have outlets where you can plug your laptop.
9.  Open a branch of National Bookstore for school supplies.  Shopwise doesn't carry much school supplies.
10. Open a flower shop.
11.  Open a Electrical Shop to repair Aircon, electric Fan, TV etc.
10.  Rubber boats for Rent - because the area is always flooded.
11.  Offer a Generator for rent.
12.  Open a Bakery.
13.  Contruct a flood-free bodega where people can store their stuff when the water starts to rise (for a fee of course). 4 vg JC


 



NU 6 by EV, Business Opportunities at MRT




For my serendipity walk, I went to MRT Ayala Station to observe the behavior of the people using the facility. As I was doing this, I also observing the behavior of customers eating at two Siomai Kiosk. The area composed of several kiosk, fast food chains, novelty stores and a bank. This is a hot area for business due to the number of commuters using MRT.
I sat down in front of the drug store and started to take notes. Here are a couple of business opportunities for a busy area.
Massage Place. When commuters are tired and no time to go out of their way, a good massage place will help them release the tensions of work. They can operate from lunch until the end of the MRT operations.
Temp Storage Facility. if you are carrying too many baggage but don't have the place to store them. A temporary storage facility such as a locker type can be rented out and the customer will have the key.4
Day care center. For working families without someone to look over their children during their work, a day care center may be the best solution for them. For a reasonable fee, parents can leave their children while they work in their offices in Makati.
Park and Drive. For drivers who doesn't want to use their cars during traffic and they need to go somewhere, they can drop their vehicles at the station and take the MRT. When they get back, they can ask the care taker to get their vehicle just like valet. 4
Expand the MRT Facility. By expanding the facility, it can hold more business and organize a food court instead of mixing with the terminal lines. This will bring more revenue to the facility.
NBI clearance kiosk. Lately, the NBI kiosk in one of the malls is having some issue. By relocating it to the MRT station, more people can avail this.4
BPO Recruitment Office. The BPO industry is very competitive. There is a kiosk located in the station. Without interaction from a warm body, it is likely to fail. By having a recruitment center in one of the free areas, it can get more possible candidates to join their company. The MRT is very accessible.4
Customer needs. By observing each customer, they most likely to avail a service or product that will serves their purpose.
Getting a piece of the pie. If you see a business with long lines, chances are they will look for another to meet their busy schedule. An example of this is the Siomai kiosk. Before Master Siomai came into the picture, Siomai House dominates the area. Now, they are competing against each other.
Using convenience. Convenience is one of the driving forces of the customer. If the service is convenience and made it easy for the customer, there is a high possibility of good business generated. Example is the NBI clearance. If you already have a previous copy, it can easily verified in the kiosk and make a print out. 4
Creating business opportunities is easy when people open their minds. They also must have the interest and drive to follow through with their ideas. It is only the first step in realizing what you want to do with your life. Magaling.  Maraming ideas.
